This first sample home below was painted in
designer colors, then "props" were added throughout. Little
furniture was added, mostly wall hangings. The 8' wide red-green-yellow
"sail" sculpture always draws attention in large contemporary
rooms. The basement was finished with a wetbar and a complete flatscreen
TV and surround sound system was added and was turned on and operational
(looping on an action video) for the duration of the sale period. A basic
set of lights in the home were also left on for the duration of the sale
period, which turned out to be a short time.
The house was on the market one week and sold in its first showing (during a down market January 2006). The sale is credited to the "wow" staging, and the home was priced about $4,000 below market value. |

This second sample home was treated in similar
way. It did not have a finished basement, but it's architecture was used
in the selection of designer paint colors. There was no furniture staged
in this home at all.
