Finding the Best Real Estate Professional

Finding the right real estate professional requires doing a little
research and asking a few questions. There are several items that have the most impact on how quickly your house will sell for and what you will get. Here are some important questions.

1. Are they part of a major and respected real estate company, or is it one that you and potential buyers have barely heard of?

2. Does that company have significant relocation services? If so, they will be bringing in a significant source of buyers for you - often corporate buyers who are able to pay your price!

3. How will the agent market your property? This is critical! Will they just slap up a sign and put you in the MLS with all the other thousands of sellers, or will they invest in significant advertising to draw out buyers for your home?

4. Will they maximize the amount of money in your pocket after you sell? Don't choose by price alone! Remember that you get what you pay for and the cheapest commission doesn't mean you'll end up with the most money in your pocket! Learn how they will market your property to bring in the most buyers, and get the most offers to you to choose from, so that you can end up with the most money in your pocket!

5. Are they part of a small team of experts, or only a single agent? Small teams, where you can get to know all of the agents of the team and have a relationship with them assures that the team can always be there when you need them, rather than out on vacation when that special offer comes in!

6. What's your intuition say? How does the agent communicate? Do they pay attention to detail? Do you feel they will negotiate on your behalf, or will they "fold"? Are you comfortable with them?

7. Are they "connected" to information sources? Are they techo-savvy? Today's real estate market is dominated by those who are most able to use the world-wide web, MLS and many other information sources. Look at their website as an indicator. How does it look? Ask if they use laptop computers and a database such as "Top Producer" to organize their business logistics (and your sales activities!!!), otherwise you might fear that your needs will fall into the cracks.

8. Do they list your home on the top internet sites that people use to search for homes these days, including realtor.com , coloradohomes.com , or REcolorado.com ? Do they publish multiple photos, or do they just go with the minimum?
